Hard to believe, but 7642 Hillmont had been on the market with another real estate company for 90 days when it was taken over by us.  It had spent 3 months on the market with another broker without any success.  We took over the listing and began the prep.  New granite countertops were put in at the cost of only $99 per slab.  Over 10 cubic yards (15 truck beds’ worth) of plant debris was removed.  The front and rear of the house was entirely re-landscaped.  The interior of the house was completely repainted and the exterior of the house was pressure-washed.  The interior was fully staged by a high-end designer.  When Premiant put it on the market, its sold in 3 days for $91,000 over asking.

It was immediately noted upon our first arrival that 2250 Upland had wonderful "bones," but in order to appeal to potential buyers, the property was in need of a serious makeover.  Premiant Realty's prep centered around bringing out the property's hidden beauty.  The front and rear was completely re-landscaped.  Over 70% of the interior was repainted with colors specifically chosen to maximize and expand the visual appearance of the small living space.  Over 750 sqft of deck surfaces were professionally pressure-washed.  Overgrown trees were pulled back in order to expose the beautiful face of the house.  Carefully selected furniture was placed within the rooms to give the home an air of class and elegance.  At each of our open houses, subtle details such as music and room scents made the home as appealing as possible.  It sold for $51,000 over the asking price at the time of sale.
